Michael Williamsen is a real estate broker, licensed since 1982 being involved with over 450 transactions for clients and over 20 for his own investments. He has a BS in Business, Real Estate and Computer Management from The University of San Francisco.  He has been interviewed several times in local newspapers and has been a frequent guest speaker on the radio show "Money Matters" for his sometimes overly direct answers to real estate questions.

Mike, who do you work for?

"I work for my clients. RE/MAX works for me." '  It is important to remember who pays my checks and who gives me business. RE/MAX gives the opportunity and support to achieve my clients' goals. Without clients' success, I don't get paid. Pretty simple.

How do you get top dollar for your sellers?

Pre-marketing - prepare and polish the property and all marketing materials to hit the market full steam, with constant upkeep on the marketing efforts puts the money in my clients' pockets. Knowing current negotiation strategies, purchase agreements, disclosures and reports, hands-on escrow management keeps the money in my clients' pockets.

How do you find the best deals for your clients?

1) Intense property searches. 2) Complete property evaluations. 3) Aggressive negotiations. 4) Hands-on escrow management. And don't be afraid to walk away from a property that doesn't work. Hey, did I actually say that?

Do you work with an assistant?

No, I am a control freak. I do all my own advertising, listing and escrow management. After all it's your money. Aren't you paying me to look after it?

Where do you see the real estate market going in the future?

Real estate has always been a good investment, especially here in Marin. Not a lot of property, and everyone wants it. Basic supply and demand. Real estate is an investment, speculation can get you in trouble. It will have ups and downs. But the people I have seen getting hurt didn't do their homework well.

What are some basic 'rules of thumbs' in real estate?

Only one: If you are using 'rules of thumbs' in real esate you will be skinned. There is no substitute for market knowledge. Do your homework.
